Staging 101


When buyers are out searching for their new home, they decide within the first 10 seconds if they like the property or not. First impressions are everything, and home staging can help make that happen. Selling or buying a property is possibly one of the biggest investments anyone could make. How the property is presented and perceived should be given as much importance and consideration as any consumer product on the market. Staging uses design and conceptualization techniques. It’s all about creating a space that makes buyers connect emotionally to it. They should feel as if they were the owner, not a guest. Besides the basic cleaning and repairing, Staging has five basic elements: Declutter, Pare down, Position furniture, Color, Lighting.


Pros:

  • Makes the listing photos look phenomenal, attracting more buyers into the home

  • Allows buyers to envision themselves living in the home

  • Been proven to get a higher price in shorter time


Challenges:

  • Avoiding the matchy matchy look

  • Establishing the function of the room

  • Ensuring the furnishings are in the right proportion and scale to the room

  • Identifying the focal point of the room

  • Keeping the furniture away from the walls

  • Overcrowding the rooms with to much stuff


Statistics say 81% of buyers say home staging makes it easier to visualize the property as their future home and are willing to spend upwards of 15% more than list price. The main rooms to home stage are the living room, kitchen, bathrooms, bedrooms, and outdoor living spaces.
